Exit device replacement

Exit device replacement rim, mortise and vertical rod

When a push bar cannot be repaired — cracked housings, bent rods, parts no longer made — the device is replaced with one that fits the door, the frame and the way the door is used.

Types of exit devices

  • Rim devices latch onto a strike mounted on the frame — the most common type on single doors.
  • Mortise devices work with a mortise lock inside the door edge, often on main entrances.
  • Surface vertical rod devices latch at the top and bottom of the door, typically on pairs of doors.
  • Concealed vertical rod devices hide the rods inside the door, common on aluminum storefront pairs.

Choosing the replacement

The replacement is matched to the door width, door material, the existing preparation, whether the door is fire-rated, and whether you need outside access by key or lever. Many vertical-rod pairs suffer from the bottom latch: salt, grit and floor wear in a Chicago-area winter are hard on it, and a less-vulnerable configuration may be worth discussing. Fire-rated doors need devices appropriate for rated openings; your local code official has the final word on what a given opening requires.

Ask for the options and prices before the old device comes off, and never leave a required exit door without a working exit device.

Common questions

How do I know if an exit device needs replacing?

Cracked housings, bent rods, repeated failures after repair, and parts that are no longer available are the usual signs.

Can you match the existing holes in the door?

Often, yes. Many replacement devices can use the existing preparation; where they cannot, ask about the extra work first.

Can the new exit device have key access from outside?

Yes, with an exterior trim and cylinder, which can be keyed to your existing keys if the keyway is compatible.
